Our static caravan and lodge site fees cover all park maintenance, landscaping, security and use of park facilities. We’re always really up-front about all ongoing running costs right from the start, that way you’ll know exactly where you stand before you sign on the dotted line.

Annual site fees

When you purchase with us, you become the proud owner of your holiday home, while the land still remains part of the park. Your annual site fees give you the right to occupy a pitch, provided you follow our park rules.
Site fees vary depending on the pitch location and are subject to availability and suitability for your chosen static caravan or lodge. Fees are payable before the start of the season in March. If you join us later in the year, fees are calculated pro rata based on the remaining length of the season.

In addition to your site fees, you’ll need to factor in annual running costs on top of the purchase price of your holiday home. These cover the essentials that keep your holiday home in Cornwall comfortable and functional, including heating, lighting, insurance, water, and non-domestic business rates.
Costs can vary year to year and will depend in part on how much you use your holiday home, but this guide will give you a clear idea of what to expect.

Annual site fees range from £3280 to £5385 inc VAT
Average annual utility bill for Caravans £370 (water and electricity.)
Average annual utility bill for Lodges £780 (water, gas and electricity.)
Annual non-domestic business rates £175
Holiday home insurance £200 to £400
